Getting Started in Flipping Homes For BIG Profit!

If you're dreaming of making money in real estate, it's time to stop dreaming and get to work, because making money in real estate isn't just a vague pipedream. It can be done, even by a young and inexperienced person, when you learn how to "flip" houses.

Flipping houses is the most tried-and-true way to make a fortune in real estate, so don't listen to anyone who tries to tell you that it can't be done or that you need to have a great deal of start-up money. Flip Property Legally & Where to Get Flipping Loans!

I have received two calls within the last two weeks from friends in the industry regarding flips. I can't tell you how much they concerns me due to the fact that an illegal flip is considered a felony by the federal government. Not only are the people doing the flips being arrested but the realty and mortgage industry is being looked at and charged as well. Not only are people being charged with mortgage fraud, but also with money laundering, illegal wire transfers and a few other things (you can look at the FBI website for more information).



Based on that I would suggest the following:



If you get a call that someone wants to flip property you need to look at a number of things and include some wording in your contracts to assure that you don't have the feds knocking on your doors.



1. A flip is considered illegal if the property is being purchased for a lower price, re-sold at a profit within 90-180 days and the middle man has done no improvements to the property which would account for the increased sales price. No ifs, ands or buts about that. It is just that simple. Anybody see the articles from the papers in Tampa and Miami about the realtors and mortgage people arrested because of being involved in flipping properties? Do a Google search, they aren't pleasant reports. I also found one on an attorney and two realtors in New Jersey who had been arrested and charged.



2. If a flip is going to happen the contract(s) must contain wording which discloses to the seller and the end buyer that the middle man is purchasing the property for $xxxxxxxxx with the sole intent of re-selling it at a profit to a third party. I know, I know, that could queer your deal but it beats sitting in a jail cell.



3. Does a cash transaction have the same requirements as a mortgaged transaction? You bet. Even if there is no mortgage lender involved in the purchase of the property the seller and end buyer MUST be advised that the middle man purchased the property for less than what could be construed as fair market value and is re-selling it for what would be construed as fair market, simply by virtue of the fact that someone is buying it for more money.



4. How does this affect a short sale? Easy, you probably won't get a short sale approval as the payoff lender is not going to want to take a discount on the mortgage payoff only to have the middle man walk away with what they would consider to be their money. However, again, it is your neck you are putting on the line when you submit a contract on a deal you know to be a flip and do not have the language in the contract.

5. Make sure that your middleman brings his own funds to the table to close. According to the articles I have read the middleman can not close with the seller using the end buyers funds as technically the middleman does not own the property to sell at that point, even if the transactions are closing simultaneously.

Talk to your broker and find out what they want you to do. Remember that no real estate commission is worth you losing your license or going to jail. I don't care how big that commission is. Another will come along.

Flipping Properties Requires Finding Reputable, Trustworthy, & Reliable Contractors

In flipping homes, there are certain aspects that a real estate investor has to deal with. These are to buy low-priced homes, renovating them a bit and selling again at a higher price. Although these things may seem easy to some people, there is still another important aspect of home flipping that needs to be handled well. This is about negotiating with contractors to do the renovation works for the home you just bought.

Many real estate investors will agree that negotiating with contractors is really a huge challenge. It is here where a person’s negotiating skills will come to work. Searching for reliable and reputable contractors alone is never easy. Negotiating with them especially for an affordable labor cost is all the more challenging.

Professional contractors are licensed, do quality work, can work on schedule and charge a reasonable labor cost. If possible, get the names of at least three references and find out from them how long the job took and the quality of work. Establishing a good relationship with contractors is beneficial. Not only can they work for you, they can also help you determine your repair costs, can refer you to other investors and can help you with future home renovation works. And once you’ve established a good rapport with your contractor, there’s a good chance he can become your reliable friend who can negotiate the best deals for your future projects.

Avoid getting a contractor who pressures you into making a decision and hire only those who have a current certificate of insurance. Make sure that the contractor you hire is insured for liability and workmen’s compensation.

As for the labor cost they charge, do negotiate for a lower price, a time table and payment schedule which will allow you to pay the contractor only as work is completed. It’s never a shame to negotiate low with contractors because it’s best that you tell them right away that you are working on a limited budget. Haggling for a lower contract price is the right thing to do. Talk your contractor into lowering his price in a nice way and work with him well during the repair works.

Concerning the payment, you may opt to pay partially as certain things are finished. But don’t pay a large sum of money up front or pay in advance, if possible. Some contractors who get money in advance usually end up working for someone else before their job is done. In fact, it is sometimes better to pay a little more for a contractor who can complete the job on schedule because you can save money.

Be sure to put everything in writing. In other words, insist on making a contract that will specify the work to be done, the time it will be completed, the materials to be used, the names of any subcontractors and the schedule of payments. Also, be sure that the contract provides for a “retention” or a percentage of each payment or of the total job. This retention is usually ten percent which you retain until the job is completed.

Keep in mind not to sign a completion certificate until all the work specified in the contract has been done. For investors utilizing financing programs, lenders normally require a signed completion certificate before releasing the last payment.

Hitting a Profit From Property Flipping

Issues on people's minds: The ways in which property "flippers" may be getting frustrated and how to calculate where the maximum gain from flipping might come.

Question: I recently bought a home priced below market. I tried to sell it right after closing escrow. I received an offer the next day and we opened escrow right away. After two weeks, I was contacted by my broker telling me that I couldn't sell my house right away and that I have to wait three months before putting it back into the market. Is this accurate? The escrow was cancelled and I need to know if my broker is right.

Answer: As far as I know, there is no law or regulation that prevents anyone from purchasing a house one day and selling it the next, a process known as "flipping."

Some builders have clauses in their sales contracts that prohibit buyers from putting their houses back on the market for a period of time after closing -- usually a year. Whether such clauses are enforceable has yet to be proven.

If you bought a new house, your agent may have been correct, or at least prevented you from winding up in court to test your rights. But if you purchased an existing home, I'd love to hear the agent's explanation as to why you couldn't resell right away.

That said, a new research study by Christopher Cagan, an unusually glib economist who is director of research at First American Real Estate Solutions, indicates your agent may have been doing you a favor. As it turns out, the "sweet spot" for flippers is between three and six months. Hold a house any shorter or longer than that and you won't do nearly as well.

Of course, we're not talking about scam artists who use false information to buy a house. Rather, we're talking about savvy investors who purchase distressed or undervalued properties, raise their value by making repairs or even remodeling or simply taking advantage of a hot and getting-hotter housing market.

Most folks buy a house to make it their home. And they reside there for seven years on average. Flippers have a much shorter time frame, usually less than two years and often much shorter. They may or may not live in it themselves, and they may or may not rent it to others. They may make only cosmetic repairs or they might perform a complete overhaul.

About the only thing they have in common is that they typically want to get in and get out, making a substantial return on their money in the process. And that kind of flipping is very much a legitimate form of investment, even if it is sometimes highly speculative.

Since it's difficult to determine exactly what the buyer-owner-seller had in mind from a bunch of numbers, Cagan looked at all resales within the first 24 months after purchase (but not preconstruction flips) in three superheated housing markets -- Orange County, Calif.; Miami-Dade County, Fla., and Clark County (Las Vegas), Nev.

The economist was unable to know how much the investor spent beyond his down payment. But based on the price paid and the price received, he was able to calculate the gross profit and adjust for the length of ownership to estimate an annualized appreciation rate.

He found that flippers in all three markets almost always earned 15% or more in gross profit. But those who sold between three and six months often earned 50% to 100% as an annualized rate.

Similarly, almost all sellers made more than 15% when they held their properties for six months but sold before a year was out. And as did those with quicker trigger fingers, some did better than 15%. But the rate of return of those who didn't sell until sometime during their second year of ownership wasn't nearly as strong.

But Cagan's findings beg another question: Did flippers beat the market or did they merely participate in it like everyone else?

To answer that question, he looked at annualized rates of appreciation for different years of sale and different elapsed sales times, and then compared that with the year-over-year price appreciation of all single-family residences in each of the three counties, whether they were flips or not.

In perhaps his most striking discovery, Cagan found that the annual rate of return for sales in 12 months to 24 months was just a little above or a little below the rate for the overall market. The rate for a 6-to-12-month hold tended to be a little better than the market as a whole.

But appreciation in the three to six-month category, which represents almost an immediate turnaround as far as real estate is concerned, was usually 20% to 40% or more ahead of the market.

Cagan calls this time frame the "sweet spot of flipping," and said that when the market in the three towns was booming, flippers who hit that spot "reaped almost incredible returns."

In other words, to paraphrase country singer Kenny Rogers, if you are going to speculate in the housing market, you've gotta know how long to hold 'em and you've gotta know when to fold 'em.

Renovate With Care

Be honest with yourself. Don't be afraid to admit your limitations with regard to the ability to do-it-yourself, and do well. If you're really good at painting, then paint the whole house. Save some money. This type of thing will go a long way when determining a positive bottom line.

On the other hand, if you've never tackled something along the lines, for example, installing crown molding, this is probably not the time to 'see what you can do', to save a little money.

You want your property to show well. So, be smart, have reasonable remodeling expectations and hire a professional to do the installing and carpentry because sloppy, amateurish work is readily apparent to anyone with a a pair of eyes, especially if those eyes are eager to buy. Keep in mind that such work will naturally lead the prospective buyer to question the rest of the work performed during renovation. And with that, you've just lost a possible sale. Don't skimp and cut corners. If you have to, hire a general contractor to do the work, or oversee the job yourself.

Sell Smart

Okay, you've done the work, now it's time to sell the house. Do you tackle it yourself, or hire a real estate agent to sell it for you? Read selling your house to determine what your needs and capabilities as it applies to house flipping and where that might lead you when you put your house on the market.
